Proper grading is the foundation of every successful construction project. Tropical Maintenance provides precision site grading for residential and commercial projects across Southwest Florida. Using GPS-guided equipment, we achieve exact elevations and slopes for construction pads, drainage flow, sports surfaces, and road profiles. Over 25 years of grading Florida’s sandy soils means we understand how to achieve and maintain grade in our unique conditions.

What We Do

Our grading services include construction pad preparation, finish grading for landscaping and sod, drainage grading and swale construction, tennis court and sports surface grading, road and driveway grading, parking lot subgrade preparation, retention pond shaping, and final lot grading for new development. We use GPS-equipped motor graders, dozers, and laser-guided equipment for precision work.

Applications

**Residential:** Lot grading for new homes, yard re-grading for drainage issues, driveway grading, pool deck grading, landscape preparation.

**Commercial:** Construction pad grading, parking lot subgrade, road profiles, tennis court base preparation, athletic field grading, retention pond slopes, industrial site grading.

Frequently Asked Questions

Florida’s flat terrain means even a fraction of an inch can determine where water goes. Proper grading directs stormwater away from structures, prevents flooding, and ensures compliance with SFWMD and local drainage regulations. Poor grading is the #1 cause of yard flooding and foundation issues.

With GPS-guided equipment, we achieve grade accuracy within ±0.1 feet (about 1 inch) for standard site work. For specialized applications like tennis courts, we achieve even tighter tolerances. Every project is shot with survey equipment to verify final grades.

Yes. Tennis court grading requires very precise slopes — typically 1 inch per 10 feet in one direction only. We prepare the subgrade to exact specifications so the surfacing contractor can achieve a true, playable surface.

Often, yes. Many residential drainage problems can be solved by re-grading the yard to direct water to swales, drains, or the street. We evaluate the existing grades, design a grading plan, and re-grade to eliminate standing water and protect structures.
